Do you build your preapproved ADUs?
No, we only provide plans and acquire building permits for our plans. You then find contractors to bid or we can recommend a contractor that already built our ADUs to build.
What is the contruction cost of each ADU plan?
We don't provide cost estimates. Please consult a contractor or a cost estimator.
Our plans are basic permit drawings. We don't provide construction/material specifications other than those minimum and generic specifications required by the California Building Code, California Residential Code, local code... to which our plan set complies. Construction specification and finished material selection service is optional and available for additional fees.
Please see the full list of applicable codes on sheet A1.0. Our ADU plan set was checked and approved by the jurisdiction to make sure it complies with all the listed codes.
How do I know if ADU is allowed on my property?
ADUs are allowed on most of single family lots except, in rare cases, properties are designated as commercial or industrial zoning where ADUs are NOT allowed. You may contact the city's planning department to confirm OR email us with your name and address. We will look it up and let you know.
Can I use your preapproved ADU plan on my property?
ADU can be customized or pre-approved. Pre-approved ADU is ready for you to get the permit and because it was preapproved, it only takes 1 day to get the permit and to start the construction.
To be qualified for 1-day / "Over the Counter" permit approval and our discounted prices, your property must NOT located in one of these designated zones by the City : geohazard zone, landslide (sloped) zone, flood zone, or Wildland-Urban Interface (WUI). If you live in the City of San Jose, please go to: SJpermits.org and enter your address to find out. If your property is in one of these zones, additional steps (more costs) are required to use our plans, please contact us for more information.
Do you design and acquire permits for customized ADUs too ?
Yes.
Our preapproved ADU plans are universally designed to fit almost all lot sizes and even smaller lots that most owners think would not be able to build.
Customized ADUs are limitless in term of architecture and design and that is what we have been designing for more than 10 years in our small architectural office of CA2homes.
Do you guarantee that the ADU will be approved at the in-home consultation since we pay $200 for your service?
Many factors impact the approval of the ADU. In most cases, the answer is yes. But in some cases, the answer will depend on unknown factors such as property line surveys, easements that require research that cannot be performed during the 1-hour meeting, fire department requirements that require a fire flow letter, fire department path, or fire hydrant location. Even the city planning department will need an architect's plans to confirm if the ADU will be possibly approved. If you have contacted the planning department, a lot of times, the answer would be: "Please submit the plans for review".
