Why Our Plans? Our ADUs were efficiently designed to fit most backyards, as short as 22.5'   (for 500sf ADUs) or 29'  (for 750sf ADUs)

Our preapproved ADU plans have been stamped by the City of San Jose for construction and are ready for you to use to apply for building permit OVER THE COUNTER.

Please read carefully the information on this page and the FAQ page for a smooth and successful project.

Please note, we are architects selling ADU plans. We do not build the ADUs.


 

Minimum backyard dimensions

First: Please check if our ADUs fit your backyard!

Save your time! 

Following our diagram site plan (to the left or above), measure the distance from the back of your house (closest to the rear property fence) to the rear property fence. The minimum measurement is 29 feet (*) to fit our 750 Comfort Model. If < 29 feet, our 500 Fit models may fit.

The minimum measurement to fit 500 Fit is 22.5 feet (*).



(*) Please note: the DIY measurement guideline above is a rough estimate assuming the fence is right at the TRUE property line. If your backyard depth is too close to these measurements,  a TRUE property line location must be confirmed with a survey or a property line staking by a licensed surveyor. This is an additional cost (that is not included in our fees) to avoid costly changes later during construction. Many home owners have got into this problem with other inexperienced architects/ drafters.

These minimum dimensions assume there is no easement(s) in your backyard.

500 Senior Living (Coming soon...)

500 Senior Living is our specially designed ADU plan that uses California Building Code Chapter 11A Housing Accessibility's standards as guidance to help disabled people or wheelchair users maneuver around the house independently and are barrier-free.  

We incorporated these standards into our plan to also make it easier for caregivers assisting the people in wheelchairs.  

This ADU plan is free for wheelchair owners as our way to give back to society.
